If you aren't familiar, Realty Income is a real estate investment trust, or REIT, that specializes in freestanding commercial real estate. It owns more than 15,000 properties, most of which are occupied by retail tenants, and it also has industrial, gaming, and agricultural properties in its portfolio.
The business model is designed for excellent total returns and a growing income stream. Tenants sign long-term net leases, which makes them responsible for taxes, insurance, and maintenance, and there is typically an annual rent increase built in. And most of Realty Income's tenants are top-quality, recession-resistant businesses like Dollar General (NYSE: DG), FedEx (NYSE: FDX), and Walgreens, all of which are among the largest tenants.
Realty Income has averaged a 13.3% total return since it went public in 1994, has a 5.1% dividend yield paid monthly, and has increased its dividend for 114 consecutive quarters.
Big tailwinds and financial flexibility
Industrial REIT Prologis (NYSE: PLD) is one of the world's largest real estate owners, with almost 1.2 billion square feet of rentable space worldwide. To put that in perspective, consider that the space Prologis owns is roughly double the size of Manhattan.
This massive REIT owns logistics properties. If you've ever seen one of those massive Amazon (NASDAQ: AMZN) distribution centers, that's the type of property I'm talking about. Other top tenants include FedEx (NYSE: FDX) and DHL, but there are thousands of other businesses that rely on Prologis for their logistics real estate needs.
Prologis' management has said that the business is at an inflection point. Essentially, during the COVID-19 era, when most retail was forced to shift to e-commerce, demand for industrial properties spiked, leading to oversupply conditions. However, we're seeing supply and demand approaching equilibrium, and the e-commerce industry is likely to steadily expand for decades to come. Prologis has the financial strength to capitalize on improving conditions and opportunities.
In addition to its core logistics real estate business, Prologis has been quietly leveraging its expertise (and balance sheet) to invest in data center properties, which could create a rapidly growing second revenue stream.

I'd Double My Position in These 2 Dividend Stocks Without Thinking Twice

Set to report its Q1 results on Tuesday, April 28, UPS UPS) will provide another glimpse of critical insight into how shipping and logistics companies are moving past tariffs.
Optimistically, FedEx FDX) recently reported strong results for its fiscal third quarter that revealed improved pricing and stronger demand in high-margin services like international priority shipping. This is despite the suspension of the de minimus exemption still being in effect under the Trump administration, which previously allowed imports valued under $800 to enter the country duty-free.
Nonetheless, FedEx's report echoed that it was moving past fears of lower international shipping and saw strength in domestic package shipping as well.
Wall Street will be watching to see if UPS is able to show these same improvements, with it noteworthy that FedEx exceeded top and bottom line expectations last month and raised its full-year guidance.
How UPS’s Q1 Expectations Compare to FedEx Results
Based on Zacks estimates, UPS’s Q1 sales are expected to dip 2% year over year to $21.08 billion. On the bottom line, UPS’s Q1 earnings are thought to have fallen 28% to $1.06 per share, versus EPS of $1.49 in the prior year quarter.
In comparison, FedEx’s quarterly sales were up 8% YoY to $24 billion while EPS spiked 16% to $5.25. These figures beat sales and EPS expectations by 1.75% and 26.81%, respectively.
Strong Momentum for UPS & FDX
Gaining strong momentum since crushing earnings expectations, FedEx stock is up 10% in the last month, with UPS shares rising 8% and recovering a small loss earlier in the year. In contrast, FedEx stock is now sitting on year-to-date gains of +30%, with UPS shares up a modest 9%.
FedEx’s prolonged momentum comes as it has been less exposed to tariff impacts than UPS. Although both carriers face similar tariff environments, UPS tends to feel the effects more directly because it acts as an Importer of Record (IOR) more often and handles a larger share of low-value e-commerce parcels that were hit hardest by recent tariffs and de minimis changes.

The Choice Between UPS & FedEx Stock
While FedEx has started to deliver a more promising return to growth, the argument for UPS remains rooted in value.
The Zacks Consensus now calls for FedEx’s annual sales and EPS to increase over 6% this year, respectively, with estimates at $93.26 billion and $19.61 per share.

As for UPS, FY26 sales are projected to be up 1% to $89.28 billion, but full-year EPS is expected to fall 1% to $7.06.
Still, UPS is trading at a sharper discount to the benchmark S&P 500 at 15X forward earnings, with FDX at 19X. It’s noteworthy that UPS and FDX both trade at around 1X forward sales, with the S&P 500 at nearly 5X.

However, UPS’s 6.13% annual dividend yield further bolsters its value, which towers over FedEx’s 1.5% and the S&P 500’s average of 1.05%.
It’s worth noting that while UPS appears committed to maintaining its high yield, its payout ratio has climbed above 90%, as shrinking profits and pressured free cash flow mean most of its earnings are now being consumed by its lofty dividend.

Conclusion & Final Thoughts
At the moment, UPS and FedEx stock both land a Zacks Rank #3 (Hold). There could be better buying opportunities ahead for these prominent transportation sector stocks, but FedEx has offered more long-term upside as it moves past tariff disruptions, considering its return to growth.
UPS’s Q1 results and guidance will be crucial to hopefully showing the ability to do the same while supporting its more appealing argument for value, especially as it relates to the likelihood of sustaining its enticing dividend yield.

But the story wasn't over. In the second half of 2025, Bloom Energy again took off. The industrial stock has delivered a staggering 13x gain in just 12 months. An initial $10,000 investment in Bloom Energy is now worth roughly $95,000.
Bloom Energy has made early investors who loaded up on the stock rich. Can it do it again?
In the right place at the right time
The solid oxide fuel cells that Bloom Energy makes for on-site power generation attracted attention from the beginning. Alphabet (NASDAQ: GOOG) (NASDAQ: GOOGL), then known as Google, was the company's first customer in 2008. Other early customers included Bank of America (NYSE: BAC), The Coca-Cola Company (NYSE: KO), FedEx (NYSE: FDX), and Walmart (NASDAQ: WMT).
However, Bloom Energy's recent fortunes stem from being in the right place at the right time with the explosive growth of AI data centers. AI models require enormous amounts of electric power, to the point that power availability has become a major constraint for companies operating data centers.
Bloom's onsite power generation provides a solution to the problem. Instead of waiting for connections to power grids, data centers can get Bloom's Energy Servers installed and operational in as little as 90 days.
Oracle (NYSE: ORCL) provided a huge catalyst for Bloom Energy. In July 2025, the tech giant announced that it would deploy Bloom's technology at several of its U.S. data centers. Oracle selected Bloom because its technology provides "reliable, clean power that can be quickly deployed and easily scaled."
Other data center operators have also recognized Bloom's value. In addition to Oracle, the company's major data center customers include Amazon (NASDAQ: AMZN), CoreWeave (NASDAQ: CRWV), Equinix (NASDAQ: EQIX), AT&T (NYSE: T), Intel (NASDAQ: INTC), and Verizon (NYSE: VZ).
Ready for a repeat performance?
Can Bloom Energy make investors who buy the stock today rich? Maybe, but the task could be more difficult.
For one thing, Bloom's valuation is now off the charts. Shares trade at roughly 167 times forward earnings. The stock's price-to-earnings-to-growth (PEG) ratio, which includes five-year earnings growth projections, is a lofty 6.7.
Bloom seems likely to continue to deliver strong revenue growth. However, whether it can repeat the past's success will depend largely on how long the AI supercycle lasts.

Bloom Energy Has Made Early Investors Rich. Can It Do It Again?

So you've got $1,000 burning a hole in your pocket and you're looking for a great stock to invest in with it. May I suggest Realty Income (NYSE: O)?
Why Realty Income? Well, I like it (and own it) for many reasons. Here are a few.

For starters, it's a real estate investment trust (REIT) -- a company that owns lots of real estate, leasing it to tenants. REITs are required by law to distribute at least 90% of their taxable earnings as dividends, so they tend to be generous dividend payers. Realty Income's dividend yield was recently a fat 5%. On top of that, the company has been paying its dividends for more than 650 consecutive months and has upped its payout 134 times in 32 years.
With a 5% dividend yield, a $10,000 investment today will generate $500 in annual income -- and that payout will most likely grow over time. If it grows by 4% annually, you're looking at about $740 in annual income in just 10 years.
Interestingly, while most dividend payers pay quarterly, this one pays monthly. That's not necessarily a big deal, but if, say, you're in retirement and relying on dividend income for much of your daily needs, it can be handy to have it coming in every month, along with your Social Security benefits.
Realty Income's business model is appealing, too: It uses "triple-net leases," which require its tenants to cover real estate taxes, property insurance, and operating expenses. In exchange, its tenants generally receive modest annual rent increases, often around 1%.
The company boasts a total compound annual return of 13.3% since it was listed on the New York Stock Exchange in 1994, and a 4.2% compound annual dividend growth rate since then, too. It has around 15,500 properties leased to tenants, and its top tenants include companies such as 7-Eleven, Dollar General, Walgreens, Home Depot, and FedEx.
While the company is able to grow organically, buying more properties with the income it generates, it's also been spurring more growth via more creative means. For example, it has inked a $1 billion partnership with alternative investment manager Apollo Global Management -- which will provide funding to buy more properties. It has other joint ventures, as well, and may keep adding more.
This should be a quite attractive portfolio candidate for any long-term investors seeking income. (Remember that it's not just retirees who can use the income. Younger investors can always redeploy that money into more stock!) Give it some consideration -- and perhaps consider some other compelling dividend payers, too.

United Parcel Service UPS is scheduled to report its first-quarter 2026 results on April 28, 2026, before the market opens. The Zacks Consensus Estimate for the to-be-reported quarter’s earnings per share and revenues is pegged at $1.06 and $21.08 billion, respectively.
The bottom-line projection indicates a year-over-year decline of 28.9%. The consensus mark for the to-be-reported quarter has been revised downward 8 cents over the past 60 days. The Zacks Consensus Estimate for quarterly revenues implies a year-over-year contraction of 2.2%.

Factors Shaping UPS’ Quarterly Performance
We expect the elevated macro uncertainty due to the Middle East conflict to have dented UPS’ performance in the March quarter. The ongoing conflict in the Middle East has resulted in a sharp jump in oil prices. In the month of March alone, oil prices gained in excess of 50%. This has been naturally hurting the bottom line of transportation stocks, like UPS. This is because fuel expenses represent a key input cost for a transportation company.
Tariffs on low-value parcels, particularly from China, are likely to have hurt UPS’ performance as well by affecting last-mile delivery volumes. To address weak revenues, primarily due to low shipment volumes and tariff-related economic uncertainty, the company has been reconfiguring its U.S. network to boost efficiency. We forecast total operating revenues to decline 2.5% year over year in the March quarter, with consolidated volumes likely to drop 9.6%.
The De Minimis exemption expired last year. The trade exemption allowed packages containing goods valued at less than $800 to enter the United States without additional taxes. This development is expected to have hurt the International segment volumes in the to-be-reported quarter by diverting volumes away from the China-U.S. trade lane.
UPS’ decision to scale back business with Amazon AMZN is expected to have kept first-quarter volumes muted. Management reached an agreement in principle with Amazon to reduce the e-commerce giant’s volume by more than 50% by June 2026. CEO Carol Tome noted that Amazon was not the company’s most profitable customer. The reduction in volumes is compelling UPS to right-size its network.
First-quarter results are likely to reflect UPS’ efforts toward improving profitability over sheer volume, through its "Better, Not Bigger" strategy. Under the cost-cutting initiatives, UPS has substantially reduced its U.S. operational workforce and closed daily operations at multiple leased and owned buildings. Moreover, UPS has been focusing on increasing automation in sorting and operations and leveraging AI for logistics planning to boost efficiency.
The shift in focus toward higher-margin areas such as small and medium-sized businesses or SMBs and healthcare logistics from low-margin volumes (like Amazon) is expected to be reflected in UPS’ first-quarter results. Notably, SMBs contributed 31.2% to total U.S. volume in the December quarter, reflecting a 340-basis point year-over-year improvement. We expect SMBs to have performed strongly in the March quarter as well, boosting results.
UPS Underperforms on Price Front
Shares of UPS have gained in single digits (% wise) in a year compared with the Zacks Transportation-Air Freight and Cargo industry and rival FedEx's FDX double-digit gain in the same timeframe.

On the basis of the forward 12-month Price/Sales (P/S), UPS’ shares are trading at a discount compared with the industry average. Rival FedEx is cheaper. UPS and FedEx each currently have a Value Score of B.

Investment Thesis for UPS Stock
UPS is looking to grow its per-package revenue by gaining more business in segments like healthcare. A few years back, UPS acquired Bomi Group, an industry-leading multinational healthcare logistics provider. Last year, UPS acquired Andlauer Healthcare Group as part of its commitment to offer global specialty capabilities. UPS aims to double its healthcare revenues to $20 billion in 2026 from 2023 levels.
Owing to the strategic shift, UPS has not increased the quarterly dividend this year, freezing it at $1.64 per quarter ($6.56 annually). In the event of the company failing to put an end to its struggles through the strategic shift, the high payout ratio may lead to a dividend cut, which would be disastrous for dividend investors.

It is worth noting that the company has the brand and the network to continue generating steady cash flows in the long run. This makes UPS a compelling long-term player in the transportation space. UPS to Report Q1 Earnings: Should You Buy, Sell or Hold the Stock?

J.B. Hunt Transport Services JBHT and FedEx Corporation FDX are prominent names within the Zacks Transportation sector. Even amid persistent economic uncertainty, both companies raised dividends in the last 12 months, underscoring their focus on shareholder returns.

This mismatch between truck capacity and fewer loads intensifies competition among carriers, often compelling them to accept lower prices just to keep their fleets running. Highlighting weak freight demand, the Cass Freight Shipments Index declined 4.5% year over year in March 2026.
The conflict in the Middle East involving Iran has further increased market volatility, affecting freight demand, pricing power and operational planning. As businesses and consumers cut back on spending, shipment volumes drop, resulting in reduced load availability and downward pressure on freight rates. Meanwhile, fluctuations in fuel costs, interest rates and input expenses make margin management more challenging. This uncertainty also leads shippers to postpone contracts or move toward spot markets, intensifying rate variability and limiting revenue visibility for trucking companies. FedEx (FDX) is a Top-Ranked Value Stock: Should You Buy?

Unlike growth investors, dividend investors tend to be more risk-averse and focus on earning income that is safe and, ideally, growing over time. This is true of most dividend stocks, as those companies have the freedom to adjust dividend payments at any time for any reason.
To protect themselves from this, investors tend to target stocks that increase their dividends at least once a year. In these cases, confidence in the stock relies partially on these periodic payout hikes, making it unlikely a company would cut or eliminate a dividend if it can afford to pay it.

That strategy allows income investors to sleep soundly, as these stocks will likely continue providing steady, reliable dividend income.
Realty Income
Realty Income (NYSE: O) owns about 15,500 single-tenant net-leased properties. Under the terms of these agreements, the tenant covers taxes, insurance, and maintenance, leaving the real estate investment trust (REIT) with a steady revenue source.
Its client base includes stalwarts such as Dollar General, Wynn Resorts, and FedEx, and with its property base nearly 99% leased, it is continuously working to develop and acquire similar properties.
Moreover, Realty Income bills itself as the "Monthly Dividend Company," and true to its name, has paid a dividend every month since 1994. This annual payout of almost $3.25 per share offers a dividend yield of 5%, far above the S&P 500 average of 1.1%. The payout has also risen at least once per year since inception, likely indicating that the trend will continue.
Furthermore, the stock is less expensive than it appears. Even though it has a 55 P/E ratio, the more meaningful metric for this REIT is funds from operations (FFO) income, which is a measure of its free cash flow.
The company generated $4.25 per share in FFO income. That not only covers the dividend, but also gives it a price-to-FFO ratio of 15, meaning investors can buy this stock at a bargain while they hold a stock built for income.
PepsiCo
Investors know PepsiCo (NASDAQ: PEP) best for its flagship cola beverage, though it also owns brands such as Gatorade, Tropicana, Doritos, and Quaker.
Today, consumers have become health-conscious and have more frequently avoided such products. In response, the company has emphasized products with less sugar and sodium and has acquired brands like Siete Foods to more closely align with evolving consumer tastes.
Despite such worries, PepsiCo is a Dividend King by virtue of its 54 straight years of payout hikes. This streak shows that it can stay successful in good times and bad. The current dividend of $5.69 per share yields about 3.6%.
Furthermore, its efforts may have started to boost sales. Net revenue rose 2% in 2025, and by almost 9% in the first quarter of 2026, indicating it has managed to keep growth positive despite headwinds. Also, in 2025, the $9.3 billion in free cash flow over the trailing 12 months covered the $7.7 billion in dividend costs even under challenging conditions, meaning the payout is likely still safe.
Also, the 26 P/E ratio is slightly below its five-year average of 27. Considering its diverse product portfolio and proven ability to maintain dividend growth over time, PepsiCo is likely to keep income investors happy.
J.M. Smucker
Like PepsiCo, J.M. Smucker (NYSE: SJM) is a portfolio of consumer brands under one umbrella. Aside from its Smucker's fruit spreads, its also owns Jif peanut butter, Folgers coffee, Hostess cakes, and Meow Mix cat food.
Nonetheless, sales have suffered as its acquisition of Hostess Cakes has brought integration challenges. Also, sales levels have not lived up to expectations, and the company faces pressure from rising commodity prices.
However, that could play into the hands of dividend investors, especially since J.M. Smucker's payout has risen for 24 straight years. The current yearly payout of $4.40 per share now yields 4.7%.
In the first nine months of fiscal 2026 (ended Jan. 31), sales rose by 3% compared to year-ago levels. Furthermore, its free cash flow of $672 million for the first three quarters of the fiscal year easily covered its $348 million in dividend costs.
Admittedly, the stock has trended downward since 2023, and sells at a discount of more than 40% from its all-time high. Still, the stock's P/E ratio has fallen to 22, and for those buying the stock for the payout, J.M. Smucker remains well positioned to sustain its high-yielding dividend.
