Undoubtedly, there's going to be a lot of money changing hands this year and in the years to come as tech companies build out their AI data centers. If you're looking for some slam-dunk stock buying opportunities to capitalize on that trend, consider Nvidia (NASDAQ: NVDA), Digital Realty Trust (NYSE: DLR), and Credo Technology Group (NASDAQ: CRDO).
Nvidia
Tech stocks have been taking it on the chin in recent weeks. The biggest reason is that some analysts are worried that companies like Meta and Alphabet are spending too much on AI infrastructure and won't be able to make money off their investments. While I understand that argument, I think that Nvidia stock is being unfairly punished.
First of all, Nvidia will continue to be arguably the biggest beneficiary of the AI buildout, as it makes the most popular processors for training models and handling high-level computing workloads. CEO Jensen Huang has projected that the AI infrastructure opportunity could be worth up to $4 trillion over the next five years, and Nvidia is positioned to get a significant portion of that through its Blackwell and Vera Rubin processors.
Revenue continues to increase at an astonishing clip. Sales in the fourth quarter of its fiscal 2026 (which ended Jan. 25) were $68.1 billion, up 73% from the previous year. Total revenue for its fiscal 2026 was $215.9 billion, an increase of 65% from fiscal 2025.
But Nvidia, which was once valued at more than $5 trillion, has lost roughly $840 billion in market capitalization as tech stocks pulled back. The stock is currently on sale, more than 16% off its all-time high, and reasonably valued with a forward price-to-earnings ratio of about 21. I'm expecting big things from Nvidia stock.
Digital Realty
While Nvidia supplies the graphics processing units (GPUs) that make AI run, Digital Realty supplies data centers and connection services. The company operates more than 300 data centers across North America, Europe, Asia, and Australia, and it counts more than half of the Fortune 500 among its clients.
The company has 3 gigawatts (GW) of data center capacity currently, with another 5 GW of development capacity. It finished 2025 with $1.2 billion in full-year bookings, with a backlog of $1.4 billion.
CEO Andrew Power told analysts:
The introduction of ChatGPT a few years ago and the ensuing race between Gemini, Claude, Grok, and others marked the beginning of a new chapter in the digital age, one defined by the convergence of AI, cloud, data, and interconnection at a global scale. Cloud platforms continue to grow at remarkable rates even at their extraordinary scale, underscoring the depth and durability of this demand.
Digital Realty is a real estate investment trust, which means it is required to return at least 90% of its taxable income to shareholders as dividends every year. At the current stock price, its yield is 2.8%, providing investors with a stable source of income or an opportunity for dividend reinvestment.
Credo Technology Group
Credo Technology doesn't get the same level of attention as Nvidia, but you can argue that Nvidia's chips wouldn't be nearly as valuable without Credo's contribution. The company provides high-speed data connectivity products for data centers, as well as 5G products and high-performance computing. Its active electrical cables (AECs) use signal processors to help move data quickly between chips and switches, reducing degradation and power consumption.
The company is growing even faster than Nvidia. Revenue in its fiscal 2026 third quarter (which ended Jan. 31) was up 201.5% from a year ago to $407 million. Credo ended the quarter with $1.3 billion in cash, thanks in part to gross margins of 68.5%. Revenue in the current quarter is forecast to be in the range of $425 million to $435 million.

Fermi (NASDAQ:FRMI), developer of energy infrastructure for AI data centers, closed Monday at $5.36, down 13.27%. The stock moved lower after wider-than-expected inaugural losses, a lack of tenant progress for its flagship AI project, and continued focus on when it might secure long-term anchor customers.
Trading volume reached 45.7 million shares, coming in about 480% above its three-month average of 7.9 million shares. Fermi IPO'd in 2025 and has fallen 84% since going public.
How the markets moved today
The S&P 500 (SNPINDEX:^GSPC) slipped 0.39% to finish Monday at 6,344, while the Nasdaq Composite (NASDAQINDEX:^IXIC) fell 0.73% to close at 20,795. Within data center REITs, industry peers Equinix (NASDAQ:EQIX) closed at $964.05 (+0.11%) and Digital Realty Trust (NYSE:DLR) ended at $175.2 (-0.13%), showing more muted moves than Fermi.
What this means for investors
Data center REITs have been one avenue for investors to participate in the massive capital spending from megacap tech companies building out AI infrastructure. Despite initial excitement at its IPO, Fermi disappointed investors in December saying that a potential tenant had cancelled an agreement intended to assist in financing the construction at its massive Texas location, posing a setback for the newly listed firm.
The company’s latest earnings release didn’t diffuse those concerns. Though management told investors it was being deliberate, no new tenant was announced for the flagship Project Matador.
The report emphasized the progress of Project Matador's construction, ongoing negotiations with potential tenants, and capital plans that rely on finalized tenant and financing agreements, underscoring an extended revenue timeline.

Digital Realty Trust DLR has announced the final close of its $3.25 billion U.S. hyperscale data center fund, marking a significant step in scaling its development pipeline. The fund is designed to support large-scale, cloud-driven infrastructure projects, where demand remains strong due to AI workloads and enterprise digitization.
The fund targets hyperscale data center development and ownership in key U.S. Tier I markets such as Northern Virginia, Santa Clara, Dallas, Atlanta, Charlotte and New York. Digital Realty will hold a 20% stake in the Fund’s portfolio and manage operations, leasing, development and financing.
This move gives Digital Realty a clear financial advantage. By bringing in private capital, the company can expand hyperscale capacity without overburdening its balance sheet. It also improves returns through fee-based income while maintaining exposure to high-growth data center markets.
The company has been actively strengthening its global footprint. It recently expanded its Mediterranean presence through land acquisitions in Milan to support a strategic platform, enhancing connectivity across key digital corridors. Conflict in the Middle East escalates, hitting the world economy
On Feb. 28, 2026, U.S. and Israeli military operations against Iran effectively closed the Strait of Hormuz. That's because the Iranian Revolutionary Guard Corps warned the world that the waterway was unsafe for commercial navigation. Tanker traffic fell roughly 70%. Oil, which was trading around $65 a barrel, quickly moved toward $100 a barrel.
Two weeks later, the Federal Reserve held interest rates at 3.5%-3.75% by an 11-1 vote, and explicitly cited the Middle East situation as the reason for its wait-and-see posture. Fed Chair Jerome Powell acknowledged surging oil prices as a near-term inflation risk. The International Energy Agency (IEA) released strategic reserves, but experts estimated that the action would only buy roughly 16–22 days of supply. The U.S. also released a portion of its strategic reserves to help stabilize prices.
Market volatility has risen over the past four weeks, as traders react to the conflicting news coming from various governments and leaders in various economic sectors. This week, the Nasdaq Composite and the Dow Jones Industrial Average both entered correction territory (dropping more than 10% from recent highs).
If the conflict persists, the Fed's path narrows, not widens. The inevitable rise in inflation from a drawn-out conflict will force the Fed to raise interest rates rather than lower them to combat weakness in the jobs market. The worst-case scenario is the rise of stagflation, which makes the Fed's job that much harder.
This week, all international actors involved in the conflict have made peace claims and have expressed an intent to negotiate. Time will tell if what they say is happening actually happens. In the meantime, Brent Oil futures are trading around $110 a barrel as the week ends, with speculation that it could rise further.
How does this affect AI companies specifically?
For an AI portfolio, this global turmoil creates three simultaneous pressures:
Higher energy costs for data centers
Higher discount rates that crush long-duration growth stocks.
Broad market volatility that compresses multiples on anything speculative.
When all this drama happens, an investor's first instinct is to sell AI and buy oil majors, which oversimplifies the problem at hand. The better question is: Which AI-adjacent positions are structurally insulated from the macro pressures created by the conflict?
Here are two thoughts to consider:
1. Look at the physical infrastructure over software pricing. When the macro environment is unstable, the stocks that hold up best are those that already have physical capacity contracted. Modine Manufacturing (NYSE: MOD) is a good example of this, with a five-year backlog of data center cooling contracts. Hyperscalers don't stop needing cooling because oil went to $100 -- they've already signed the agreements. Modine's data center revenue grew 31% sequentially in Q3 fiscal 2026. That's a business being pulled by physical demand, not priced off sentiment.
2. No debt allows you to be more patient. A company like Clearfield (NASDAQ: CLFD) is a strong example here. Clearfield carries zero debt and $157 million in cash. Rising interest rates don't squeeze a balance sheet that has none. The company's NOVA platform is being pulled into AI data center deployments by actual customer demand. If rates stay elevated because the Fed stays on hold, Clearfield's clean balance sheet is a genuine advantage over more leveraged players.
There are AI portfolio holdings you might think about reducing
The most exposed positions in an AI portfolio right now are speculative growth names with no earnings, high capital intensity for their next phase of growth, and valuations that depend on rate cuts arriving soon. The Fed has essentially told you those cuts aren't coming as long as the Strait of Hormuz situation persists.​
I'm also watching data center REITs carefully. They're capital-intensive, rate-sensitive, and now face rising energy input costs. For example, data center real estate investment trusts (REITs) like Equinix (NASDAQ: EQIX) and Digital Realty (NYSE: DLR) sit right in the AI buildout but still behave like old‑school, leveraged utilities when rates and power costs spike.
It's time to get more selective about AI stocks
You don't have to abandon AI stocks to protect your portfolio right now.
You do have to get more selective about which part of the AI stack you own. The physical layer (think cooling, fiber, and contracted enterprise tooling) has a different risk profile than speculative software or GPU-dependent pure plays.​
The war in the Middle East is a macroeconomic event. AI infrastructure buildout is a decade-long structural one. Invest in the physical layer during times like this.

Right now, the following three dividend stocks stand out as strong choices to buy and hold ahead of a downturn: Energy Transfer (NYSE: ET), Digital Realty Trust (NYSE: DLR), and Verizon Communications (NYSE: VZ).
Energy Transfer offers a strong mix of yield and growth
Energy Transfer owns a broad portfolio of midstream energy assets, including pipelines and storage facilities. Midstream is generally a more stable segment of the energy sector, with revenue and earnings less subject to the wild swings seen in upstream oil and gas exploration and downstream oil and gas refining.
As a master limited partnership (MLP), a tax-efficient pass-through entity, Energy Transfer must pay out at least 90% of its pretax income in distributions. Thanks to these high distributions, Energy Transfer has a very high forward yield, around 6.9%. Better yet, with management targeting annual distribution growth of 4% to 6%, shares could deliver double-digit returns over time.
Digital Realty Trust: An AI stock for a downbeat market
When you think of real estate investment trust, or REIT, entities owning portfolios of apartment or office buildings may first come to mind. However, there are also specialty REITs focused on owning specific types of real estate assets. Digital Realty Trust is in that category. As its name suggests, Digital Realty owns and leases out space for data centers.
Thanks to the artificial intelligence (AI) boom, Digital Realty is growing rapidly. While the REIT's cash distributions provide a forward dividend yield of around 2.8%, sell-side forecasts call for earnings growth in the 9% to 10% range over the next two years. Such growth should translate into further increases in Digital Realty Trust's distributions and lead to shares appreciating in line with this growth.
Verizon Communications is shaking off its "value trap" reputation
Up 25% year to date, Verizon Communications is shaking off its reputation as a yield and value trap. For years, shares in the telecommunications company have been mired with this bad reputation, as a high dividend yield but a lack of price appreciation resulted in poor total returns.
But now, as the company has started reporting better-than-expected quarterly results and subscriber growth, investors have rewarded the stock with a higher valuation. However, if you've yet to buy, it's not as if you've missed the boat. Shares still sport a high 5.5% forward yield. Verizon also has a multidecade track record of dividend growth. While not certain, this latest growth resurgence could result in a higher rate of dividend growth as well.

Digital Realty DLR recently announced its entry in Milan, solidifying its digital infrastructure across the Mediterranean and Southern Europe. The move strengthens its leadership in one of Europe’s most economically powerful and digitally dynamic regions, connecting key hubs in Athens, Marseille and Sofia, with new sites under construction in Barcelona, Crete and other key markets.
Acquiring two land parcels in Abbiategrasso, southwest of Milan's city center and just one kilometer apart, DLR will develop the new campus at the southwest subsea traffic corridor connecting Milan to Genoa and Savona. Located in proximity to two existing hyperscale regions, the new facility will provide for long-term capacity enhancement for digital services in Northern Italy and beyond.
The company plans to deliver an 8-megawatt (MW) facility with a focus on retail colocation and interconnection requirements at first, anticipated to be ready in 2028. A further expansion of up to 84 MW of capacity is planned on the larger plot to cater to the ongoing demand for artificial intelligence (AI), cloud and other enterprise deployments.
Digital Realty aims to provide the much-needed infrastructure to support Milan’s growth as a digital hub, fostering new content, interconnection and cloud communities while ensuring long-term capacity for AI and hyperscale deployments. Its Milan expansion goes alongside its presence in Rome. The company is building its first facility in this metro, ROM1, expected to be operational in early 2027.
Digital Realty’s Expansionary Efforts
Digital Realty has been rapidly making strides in boosting its data center infrastructure to capitalize on the ever-expanding AI frenzy. In early March 2026, it entered Portugal with the acquisition of a data center in Lisbon, expected to support up to 2.4 MW of IT load and likely to be ready for service in early 2027. By establishing a presence in Lisbon, the company gains access to an important connectivity gateway linking Europe with the Americas and Africa.
Further strengthening its European footprint, Digital Realty expanded into Bulgaria through the acquisition of Telepoint, a highly connected interconnection hub in Sofia. The deal adds two data centers to its portfolio and strengthens its presence in Southeast Europe.

Digital Realty Enters Milan, Expands Southern Europe Platform

Realty Income (NYSE: O) has become the real estate partner to the world's leading companies. The real estate investment trust (REIT) has traditionally done so by forming win-win partnerships with companies that own real estate, acquiring their properties through sale-leaseback transactions. The company has also formed several strategic investment partnerships in recent years.
The REIT recently announced its latest strategic real estate investment partnership by forming a $1 billion joint venture (JV) with Apollo (NYSE: APO). Here's a look at whether these partnerships make the top monthly dividend stock a buy.

A $1 billion partnership
Realty Income is forming a new JV with Apollo-managed funds. The alternative investment manager will provide $1 billion to Realty Income to acquire a 49% interest in a diversified portfolio of single-tenant retail properties secured by long-term net leases. The portfolio will provide the Apollo-managed funds with stable, contractual cash flows. Realty Income will manage the portfolio under a long-term management agreement. The initial 500-property portfolio has a weighted-average lease term of 9.1 years and annual lease escalators of approximately 1%. The portfolio features a mix of tenants, including dollar stores (9.9% of rent), quick-service restaurants (8.3%), drug stores (7.9%), grocery stores (7.7%), and health and fitness properties (7.5%).
The initial $1 billion investment by Apollo is likely only the beginning as Apollo anticipates making follow-on investments with Realty Income. The companies expect to price future investments based on long-term interest rates, not equity market conditions. As a result, this partnership should provide Realty Income with a stable source of non-dilutive, attractively priced equity capital. The deal can also serve as a template for future partnerships with other financial firms seeking to invest in real estate.
A real estate partner in many ways
The Apollo JV is Realty Income's second strategic investment partnership this year. The REIT formed a more than $1.5 billion JV with GIC (Singapore's sovereign wealth fund) to invest in build-to-suit logistics real estate development projects. Additionally, Realty Income expanded into Mexico by agreeing to buy $200 million of build-to-suit industrial properties from GIC upon their completion. GIC also became a cornerstone investor in the REIT's U.S. Core Plus fund.
Meanwhile, the REIT expanded its strategic relationship with Blackstone late last year. It made a $800 million preferred equity investment in the real estate of CityCenter Las Vegas (Aria and Vdara). That was Realty Income's second deal with Blackstone. In 2023, the REIT invested $950 million into The Bellagio Las Vegas, acquiring both a JV interest in the property and a preferred equity interest in that JV.
Realty Income also formed a JV with Digital Realty in 2023 to develop build-to-suit data centers. The REIT invested $200 million to acquire an 80% interest in the JV. The total investment by the JV could be up to $800 million to support the full capacity of the data centers.
A brilliant strategy
Realty Income's strategic partnership strategy enhances its growth prospects. The Apollo deal will provide it with non-dilutive equity capital to reinvest in new properties. Meanwhile, deals with GIC, Blackstone, and Digital Realty provided it with new investment opportunities. The company's smart partnership strategy puts it in an even stronger position to grow its monthly dividend. That makes the REIT an even more attractive long-term investment for those seeking durable and growing passive income.

5 Dividend Stocks I'd Buy Right Now (Even With Everything That's Going On)

When most investors think of AI stocks, companies like Nvidia (NASDAQ: NVDA), Microsoft (NASDAQ: MSFT), and other notable tech heavyweights typically come to mind. And there is a good reason why -- these are incredible businesses and there's a lot to like from a long-term investment perspective.
On the other hand, the "headline" AI stocks are richly valued, and some of the behind-the-scenes players in the industry could be more compelling investment opportunities right now.

When you see headlines like Nvidia expecting $1 trillion in AI chip sales by 2027, or Amazon (NASDAQ: AMZN) spending $200 billion this year on capital expenditures, think about where those Nvidia chips are going to live. Or what the hundreds of billions of dollars in AI infrastructure spending are going toward.
Think of data centers as the physical homes of AI systems. All of the physical infrastructure that makes AI technology possible has to live somewhere, and it needs to be in an environment with adequate and reliable power, sufficient cooling, and equipment in a secure location. And three data center stocks in particular could be worth a closer look right now.
Three data center players to consider
No discussion of data center operators would be complete without discussing Equinix (NASDAQ: EQIX), which has the largest data center portfolio in the world. It operates more than 260 data centers in 36 countries, and houses more than 500,000 interconnections. Equinix data centers are often considered the gold standard in the industry.
The only other pure-play data center real estate investment trust (REIT) is Digital Realty Trust (NYSE: DLR). More than half of the Fortune 500 are Digital Realty customers. Digital Realty and Equinix are similar in size, but the main difference is that Equinix focuses on retail colocation and interconnections, while Digital Realty is a wholesaler for large-scale deployments. In fact, Equinix is one of Digital Realty's largest tenants, leasing space and subleasing it to customers.
Last but certainly not least, Prologis (NYSE: PLD) isn't a pure-play data center REIT. It is the world's largest owner of logistics space, with 1.3 billion square feet. But over the past couple of years, Prologis has been quietly pivoting its focus to data centers, and it has some key advantages. It has a massive amount of land around the world, much of which is in desirable locations for data centers, and its scale and financial strength gives it lower borrowing costs than either of the pure plays.
Strong results, and the price is right
When Equinix reported its 2025 results in February, the stock soared about 10% in response to record annualized gross bookings in the fourth quarter, tremendous momentum with AI-related customers, and guidance calling for double-digit revenue growth in 2026.
Digital Realty Trust was a similar story, with core FFO up 10% year-over-year in 2025 and an all-time high backlog heading into 2026. Prologis reported its best-ever quarter for lease signings, and its core industrial real estate business is starting to show signs of an inflection point after several years of grappling with oversupply as pandemic-driven e-commerce demand faded.
All three look attractive right now. Equinix trades for about 24 times FFO (funds from operations -- the real estate equivalent of "earnings") and has a 2% dividend yield. Digital Realty trades for a similar FFO multiple and has a higher 2.8% yield, and management has increased the dividend every year since going public in 2004. And Prologis trades at about 21 times expected 2026 FFO, with a 3.2% dividend yield and significant embedded rent growth to unlock in its industrial portfolio.
With hundreds of billions of dollars in data center investment set to occur in 2026, and even more expected in 2027 and beyond, one of these data center stocks could be a great way to get exposure to the AI trade at a great entry point.
