Welltower Inc.’s WELL third-quarter 2025 normalized funds from operations (FFO) per share of $1.34 surpassed the Zacks Consensus Estimate of $1.30. The reported figure improved 20.7% year over year.
Results reflect a rise in revenues on a year-over-year basis. The total portfolio same-store net operating income (SSNOI) increased year over year, driven by SSNOI growth in the seniors housing operating (SHO) portfolio. The company increased its guidance for 2025 normalized FFO per share.
WELL recorded revenues of $2.69 billion in the quarter, beating the Zacks Consensus Estimate of $2.65 billion. The top line increased 30.6% year over year.
In October 2025, Welltower acquired a real estate portfolio in the U.K. for nearly £5.2 billion operated by Barchester. In the same month, the company acquired 100% of the equity ownership of the portfolio in the U.K. operated by HC-One for £1.2 billion.

The SHO portfolio’s same-store revenues increased 9.7% year over year, backed by 400 basis-point year-over-year growth in average occupancy and Revenue per Occupied Room (’RevPOR’) growth of 4.8%.
The company’s total portfolio SSNOI grew 14.5% year over year, supported by SSNOI growth in its SHO portfolio of 20.3%.
WELL’s pro-rata gross investments in the third quarter totaled $1.9 billion. This included $1.8 billion in acquisitions and loan funding and $96 million in development funding. Welltower also completed pro-rata property dispositions of $30 million and loan repayments of $114 million in the quarter. It completed and placed into service six development projects for an aggregate pro rata investment amount of $260 million.
In the third quarter, property operating expenses increased 30% to $1.58 billion year over year.
WELL’s Balance Sheet Position
As of Sept. 30, 2025, WELL had $11.9 billion of available liquidity, comprising $6.9 billion of available cash and restricted cash and full capacity under its $5 billion line of credit.
WELL’s Dividend Update
On Oct. 27, Welltower announced a cash dividend for the third quarter of 2025 of 74 cents per share. The dividend will be paid out on Nov. 20, to stockholders of record as of Nov. 11, 2025. This will mark the company’s 218th consecutive quarterly cash dividend payout.
WELL’s 2025 Guidance
Welltower increased its 2025 normalized FFO per share guidance range to $5.24-$5.30, up from the previous range of $5.06-$5.14. The Zacks Consensus Estimate for the same is pegged at $5.12, which lies below the company's guided range.
WELL’s guidance assumes the average blended SSNOI growth of 13.2-14.5%, comprising 20.5-22% growth in Seniors Housing Operating, 3.5-4.5% in Seniors Housing Triple-net, 2.0-3.0% in Outpatient Medical and 2.0-3.0% in Long-Term/Post-Acute Care.
Welltower expects to fund an additional $80 million of development in 2025 relating to projects underway as of Sept. 30, 2025.

Digital Realty Trust DLR reported third-quarter 2025 core FFO per share of $1.89, beating the Zacks Consensus Estimate of $1.78. FFO also increased 13.2% year over year.
DLR’s result reflected steady leasing momentum with better rental rates amid rising demand. The company raised its 2025 core FFO guidance range.
Healthpeak Properties, Inc. DOC reported third-quarter 2025 FFO as adjusted per share of 46 cents, beating the Zacks Consensus Estimate of 45 cents. The figure compared favorably with the prior-year quarter’s 45 cents per share.
DOC’s result reflected better-than-expected revenues. Growth in total merger-combined same-store cash (adjusted) net operating income was witnessed across the portfolio. However, higher interest expenses affected the results to some extent.

There were positives and negatives with the latest inflation report. The September Consumer Price Index (CPI) increased at a lower rate than expected. However, prices jumped at the fastest year-over-year rate since January.
The odds seem to be pretty good that Federal Reserve Chair Jerome Powell and the rest of the Federal Open Markets Committee (FOMC) accentuate the positive when they meet this week. If so, Powell could soon give more good news to investors in the form of further rate cuts.

Look for the stock market rally to gain some steam in this scenario. And three stocks stand to be especially big winners if Powell delivers another rate cut as many expect.
1. Digital Realty Trust
Real estate investment trusts (REITs) are natural beneficiaries of interest rate cuts. Their business models are built around borrowing money to buy and/or build new properties, which they can then lease out. I think Digital Realty Trust (NYSE: DLR) is one of the better REIT stocks in a lower-interest environment.
Digital Realty Trust focuses on data centers. It currently operates more than 300 data center facilities in over 25 countries. The demand for data centers is skyrocketing, fueled by the surging deployment of artificial intelligence (AI) systems.
CEO Andy Power noted in Digital Realty Trust's recent third-quarterearnings call "Meeting this demand within our markets, however, is becoming increasingly challenging." He cited limited electrical power availability, obstacles in obtaining permits, and infrastructure challenges as key problems.
Another hurdle, though, is that building new data centers is expensive. Digital Realty Trust's debt totaled $18.2 billion as of Sept. 30, 2025. It paid $113.6 million in interest expense in Q3, roughly 7% of its total operating revenue. Lower interest rates translate to lower interest expense on new and refinanced borrowing, which leads to higher profitability for this top AI-focused REIT.
2. D.R. Horton
What's one of the biggest reasons Americans who want to build a new house don't move forward? Cost. Mortgage rates are a key component of the high costs associated with homebuilding. If mortgage rates come down, more new houses will be constructed. That would be a great scenario for D.R. Horton (NYSE: DHI).
Since 2002, D.R. Horton has ranked as the largest homebuilder in the U.S. based on volume. Around one out of every seven new single-family homes in the country is built by the company. D.R. Horton operates in 126 markets in 36 states.
Granted, the Fed has control over federal funds rates (the interest rates that commercial banks lend to each other overnight) rather than mortgage rates. While the Fed's rate cuts can impact mortgage rates, other factors are also important, including Treasury bond yields, inflation, economic growth, and more.
Still, mortgage rates recently fell to their lowest level of the year. An additional rate cut from the Fed could keep this downward trend going. D.R. Horton should directly benefit if it does.
3. Verizon Communications
As we discussed with Digital Realty Trust, lower interest rates reduce borrowing costs. Companies that have high debt loads, therefore, tend to be big winners when the Fed cuts rates. Telecommunications giant Verizon Communications (NYSE: VZ) has a total debt of $146 billion at the end of the second quarter of 2025.
Verizon's business is capital-intensive. The company must invest heavily in infrastructure to compete against major rivals who are also investing heavily. Lower rates make those investments more affordable. However, there's also another reason why I think Verizon could be an especially big beneficiary from additional Fed rate cuts.
Lower interest rates usually cause bond yields to fall. When that happens, stocks with strong dividend yields tend to become more attractive to investors. Their dividend yields can often be higher than bond yields while also providing potential share price appreciation.
I suspect that a lower-rate environment will cause more bond investors to take a hard look at Verizon. The telecom leader's forward dividend yield is 7.1%. Verizon has also increased its dividend for 19 consecutive years. These factors could make Verizon more enticing if interest rates fall.

Digital Realty Trust (NYSE: DLR) owns and operates more than 300 data centers across six continents, leasing wholesale colocation space and powered shell facilities to enterprise customers and hyperscalers. The company has posted record AI-driven leasing activity and raised guidance multiple times in 2025, as hyperscalers pre-commit capacity well ahead of power-on.
The REIT structure requires 90% of taxable income to be paid as dividends. At current levels, Digital Realty Trust yields a respectable 2.72% on an annualized basis.
The global interconnection hub
Equinix (NASDAQ: EQIX) operates more than 270 data centers globally, specializing in interconnection services and colocation for enterprises, cloud providers, and network operators. The REIT is ramping up capital expenditures to $4 billion to $5 billion annually through 2029 to add AI-ready capacity, including AI-optimized sites with liquid cooling, such as a Chennai, India facility designed for high-density GPU deployments. Equinix yields a healthy 2.23% at current levels.
The Ethernet fabric specialist
Arista Networks (NYSE: ANET) designs cloud networking switches and software for data centers, specializing in high-performance ethernet. The company's 400G and 800G platforms are being deployed in AI cluster fabrics, with new Etherlink products for in-rack GPU scale-up networks. Arista captures networking spend as clusters scale beyond single cabinets, with switches that prevent network bottlenecks from slowing training runs.
The optical transceiver provider
Coherent Corp. (NYSE: COHR) manufactures lasers, optical components, and networking products, including optical transceivers for data center networks. The company supplies drivers and transceivers for 800G, 1.6T, and 400G data center interconnect links that connect distributed AI infrastructure across buildings and campuses. As training and inference span multiple facilities, Coherent's optical components generate recurring revenue from high-bandwidth connections between sites.
The fiber and cabling manufacturer
Corning (NYSE: GLW) produces specialty glass, ceramics, and optical fiber for communications networks, with optical communications representing roughly one-third of revenue. The company supplies fiber-optic cable and connectivity for AI data center builds, where longer runs, higher fiber counts per rack, and denser architectures increase content per deployment. Analysts project significant 2025 growth in Corning's Optical segment driven by AI interconnect demand.
The custom accelerator designer
Broadcom (NASDAQ: AVGO) designs semiconductors and infrastructure software for data center, networking, and wireless markets. The company designs custom AI accelerators (XPUs) for hyperscalers seeking alternatives to off-the-shelf GPUs and supplies Ethernet switching chips for AI cluster networks. AI-related revenue has surged in recent quarters, as customers build proprietary silicon and need networking chips to connect processors without bottlenecks.
The rack-scale systems integrator
Super Micro Computer (NASDAQ: SMCI) designs and manufactures high-performance server and storage systems. It focuses on application-optimized, liquid-cooled rack-scale deployments. The company is shipping complete AI systems for Nvidia's newest platforms, including GB300 NVL72 rack-scale and HGX B200/B300 systems.
Its packaging, thermal engineering, and factory integration turn parts into ready-to-deploy clusters. Customers pay a premium for these pre-validated racks to compress installation from months to weeks. Super Micro faces accounting scrutiny and delayed filings, which create execution and oversight risk, even as demand for integrated AI racks accelerates.
