Founded in 1997, Gladstone Land is a publicly traded real estate investment trust that acquires and owns farmland and farm-related properties located in major agricultural markets in the U.S. and leases its properties to unrelated third-party farmers. The Company, which reports the aggregate fair value of its farmland holdings on a quarterly basis, currently owns 169 farms, comprised of approximately 116,000 acres in 15 different states and over 45,000 acre-feet of banked water in California, valued at a total of approximately $1.6 billion. Gladstone Land's farms are predominantly located in regions where its tenants are able to grow fresh produce annual row crops, such as berries and vegetables, which are generally planted and harvested annually. The Company also owns farms growing permanent crops, such as almonds, apples, cherries, figs, lemons, olives, pistachios, and other orchards, as well as blueberry groves and vineyards, which are generally planted every 20-plus years and harvested annually. Approximately 40% of the Company's fresh produce acreage is either organic or in transition to become organic, and over 10% of its permanent crop acreage falls into this category. The Company may also acquire property related to farming, such as cooling facilities, processing buildings, packaging facilities, and distribution centers. Gladstone Land pays monthly distributions to its stockholders and has paid 129 consecutive monthly cash distributions on its common stock since its initial public offering in January 2013. The Company has increased its common distributions 32 times over the prior 35 quarters, and the current per-share distribution on its common stock is $0.0464 per month, or $0.5568 per year.

SBA Communications (SBAC) Surpasses Q1 FFO and Revenue Estimates

Equinix EQIX is well-poised to benefit from the robust data center demand. Its recurring revenue model and strategic expansions are encouraging. A solid balance sheet provides financial flexibility. Regular dividend payouts result in shareholder wealth creation.
However, competition from other data centers, which leads to aggressive pricing policies, is a key concern for Equinix. High interest expenses add to its woes.
What’s Aiding Equinix Stock?
The demand for high-performing data centers will escalate in the years to come with the exponential rise in data traffic, which will require enterprises to engage data-center service providers such as Equinix. Therefore, the increasing total addressable market for data centers provides an immense growth opportunity for Equinix. Management expects total revenues to increase 3-4% in 2025 from the previous year.
Equinix is likely to benefit from favorable operating leverage. Its business generates a substantial portion of monthly recurring revenue bookings (greater than 90% of total revenues in the last three years) from existing customers, contributing to its revenue growth. The company generated 36% of the recurring revenues from its 50 largest customers in 2024. We estimate recurring revenues to increase by 3% and 5.9% in 2025 and 2026, respectively, on a year-over-year basis.
Equinix continues to focus on acquisitions and developments to expand its data center capacity in key markets and strengthen its competitive positioning and global reach. In February 2025, the company opened its first International Business Exchange data center in Jakarta, Indonesia, to meet the increasing digital infrastructure and connectivity needs in Southeast Asia. In November 2024, it announced its plans to establish its sixth data center in Singapore, with an initial investment of $260 million. As of Feb. 12, 2025, it had 62 major builds underway across 36 markets in 25 countries, including 16 xScale builds. This represents approximately 34,000 cabinets of retail capacity and 165 megawatts of xScale capacity, which will be delivered through to the end of 2026.
Equinix’s robust balance sheet position enables it to capitalize on long-term growth opportunities. As of Dec. 31, 2024, the company’s liquidity totaled $7.5 billion. Moreover, it enjoyed investment-grade credit ratings of Baa2 from Moody’s, BBB rating from S&P Global Ratings and BBB+ from Fitch Ratings as of the end of the fourth quarter of 2024, rendering it favorable access to the debt market.
Solid dividend payouts remain the biggest attraction for REIT investors, and Equinix has remained committed to that. It has increased its dividend five times in the last five years, and its five-year annualized dividend growth rate is 12.14%. Given a robust operating platform, our year-over-year growth projection of 8.7% for 2025 adjusted funds from operations and a healthy financial position, its dividend distribution is expected to be sustainable over the long run. What’s Hurting Equinix Stock?
However, Equinix competes with data centers operated by established communications carriers and REITs. In addition to competing with neutral colocation providers, the company competes with traditional colocation providers, Internet service providers and Web-hosting facilities.
Considering the strong growth potential, competition is expected to increase from existing players and the entry of new players into the space. The increased competition is likely to lead to aggressive pricing policies, making Equinix vulnerable to pricing pressure.
Despite the Federal Reserve announcing rate cuts in the second half of 2024, the interest rate is still high and is a concern for Equinix. As of Dec. 31, 2024, Equinix’s total debt principal outstanding was nearly $17.61 billion. Our estimate indicates a year-over-year increase of 6% in the company’s 2025 interest expense.

The company generates most of its revenues from long-term (typically five to 10 year) tower leases that have built-in rent escalators. With high operating margins, its tower-leasing business remains attractive. Wireless service providers continue to lease additional antenna space on the company’s towers amid the increase in network use, data transfer, network expansion and network coverage requirements.
During 2025, management expects organic site leasing revenues in both its domestic and international segments to increase over 2024 levels on a currency-neutral basis. In 2024, the company acquired 186 towers and related assets and built 482 towers. Additionally, SBA Communications spent $14.3 million to purchase land and easements and to extend its lease terms during the fourth quarter of 2024.
Following the fourth quarter of 2024, along with more than Millicom’s 7,000 sites under contract, SBA Communications purchased or is under contract to buy 32 communication sites for a total consideration of $14.6 million in cash. Such portfolio expansion efforts will position SBA Communications to leverage secular trends in mobile data usage and wireless spending growth across the globe.

American Tower Hikes Dividend by 4.9%: Is it Sustainable?

Extra Space Storage, Inc. EXR has achieved a significant milestone by surpassing 4,000 stores nationwide. The company's continued expansion underscores its leadership in the self-storage sector and its ability to grow through strategic acquisitions, partnerships, and third-party management services.
This self-storage operator in the United States now operates 4,011 stores across 42 states and Washington, D.C., reaching 98 of the 100 largest metropolitan markets in the country. This notable growth trajectory has more than doubled the company's store count since 2021. In 2024 alone, Extra Space Storage added 297 stores to its operating platform, reflecting a consistent and aggressive expansion strategy.
According to Joe Margolis, CEO of Extra Space Storage, "This achievement is a testament to the company's steady growth and the resiliency of the self-storage sector." EXR’s ability to scale its operations highlights the increasing demand for self-storage solutions and its competitive edge in the industry.
Extra Space Storage has executed a multi-pronged approach to expansion through wholly-owned properties, joint ventures, and its third-party management platform. Of the 4,011 stores, 49% are wholly-owned properties, 12% are owned through joint venture partnerships, and 39% are managed on behalf of independent owners.
This diversified growth strategy allows the company to optimize its market position while mitigating risk. The acquisition of Life Storage, Inc. in July 2023, in an all-stock transaction, helped Extra Space Storage emerge as the largest self-storage operator in the United States based on the number of locations.
EXR’s 2024 Acquisition Activity and Future Investments
Extra Space Storage remains committed to strategic investments and acquisitions to fuel its growth. In 2024, the company acquired 55 operating stores and three Certificate of Occupancy (“C of O”) stores for a total cost of $581 million. In association with the JV partners, it acquired five operating stores, one C of O store, completed seven developments as well as enhanced its ownership stake in two existing JVs to 49.0% for a net investment of $360.3 million. These transactions demonstrate Extra Space Storage’s strategy of expanding its footprint through both direct acquisitions and joint venture investments.
Looking ahead, as of Dec. 31, 2024, Extra Space Storage was under agreement to acquire or develop 10 additional stores for $118.1 million in 2025. Eight of these stores, totaling $97.9 million, have already closed or completed in early 2025, with the remaining two stores, involving $20.25 million of investments, expected to be completed later in the year.
Beyond traditional acquisitions, Extra Space Storage is diversifying its investment approach by leveraging preferred equity investments and a bridge loan program. These initiatives provide additional avenues for capital deployment and revenue generation, positioning the company for sustained financial health and operational flexibility.
Final Thoughts on Extra Space Storage
Extra Space Storage’s ability to expand at an unprecedented pace highlights the resilience and demand within the self-storage sector. With more than 4,000 locations and a solid pipeline of acquisitions and investments, the company is well-positioned for continued success.
However, Extra Space Storage is not free of challenges and faces a tough operating environment. Particularly, the company continues to see new customer price sensitivity and, therefore, is likely to face headwinds from lower new customer rates in the near term. As such, the reacceleration in revenue growth is expected to be challenging until the company regains pricing power with new customers.
Over the past year, shares of EXR have gained 7.3%, outperforming its industry’s growth of 5.6%. Extra Space Storage currently carries a Zacks Rank #3 (Hold).

Extra Space Storage's Store Count Surpasses 4,000 Nationwide

Shares of Prologis Inc. PLD have rallied 17.4% in the year-to-date period, outperforming the industry's growth of 7.3%.
This industrial real estate investment trust (REIT) targets investments in distribution facilities for customers who are engaged in global trade and depend on the efficient movement of goods through the global supply chain.
In January 2025, Prologis reported a fourth-quarter 2024 core funds from operations (FFO) per share of $1.50, outpacing the Zacks Consensus Estimate of $1.38. This compares favorably with the year-ago quarter’s figure of $1.26. The quarterly results reflected a rise in rental revenues and healthy leasing activity.

Let us decipher the factors behind the surge in the stock price.
In a rising e-commerce market, companies are making immense efforts to improve supply-chain efficiencies, propelling demand for logistics infrastructure and efficient distribution networks. Given Prologis’ solid capacity to offer modern logistics facilities in some of the busiest distribution markets across the globe, it is well-poised to bank on this trend.
The solid demand for Prologis’ strategically located facilities has driven healthy operating performance over the past several quarters. In the fourth quarter of 2024, 46.5 million square feet of leases commenced in the company’s owned and managed portfolio.
Prologis continues to bolster its presence in high-barrier, high-growth markets through strategic acquisitions and development activities. In 2024, the company’s share of acquisitions amounted to $1.92 billion. For the same period, development stabilization aggregated $4.17 billion, while development starts totaled $1.34 billion. For 2025, the company anticipates acquisitions, at Prologis share, between $750 million and $1.25 billion. Development stabilization and development starts are each expected in the range of $2.25-$2.75 billion in 2025.
Moreover, the data center industry is currently experiencing significant growth, driven by the demands of the evolving needs of today’s digital economy, cloud and AI applications. To capitalize on this growing opportunity, Prologis is focusing on both warehouse conversions and ground-up developments.
Prologis maintains a healthy balance sheet position with ample flexibility that poises it well to capitalize on long-term growth opportunities. As of Dec. 31, 2024, the company had a total available liquidity of $7.38 billion. Its credit ratings as of Dec. 31, 2024, were A3 (Outlook Positive) from Moody’s and A (Outlook Stable) from Standard & Poor’s, enabling the company to borrow at an advantageous rate.
Solid dividend payouts are arguably the biggest enticements for REIT shareholders, and Prologis remains committed to that. Last month, the company’s board announced a quarterly cash dividend of $1.01 per share of its common stock for first-quarter 2025. This represents a 5% hike from the prior payout. In the last five years, it has increased its dividend six times, and its five-year annualized dividend growth rate is 13.66%. Given the company’s solid operating platform and decent financial position compared with the industry, this dividend rate is expected to be sustainable over the near term.
The above-mentioned factors are expected to continue the positive trend in the stock.
Key Risks for Prologis
The recovery in the industrial market has continued for a long time and the growth of e-commerce sales is likely to stabilize to some extent in the upcoming quarters. Therefore, any robust performance is unlikely in the near term.
Analysts seem pessimistic about this Zacks Rank #3 (Hold) company. The Zacks Consensus Estimate for its 2025 FFO per share has declined marginally over the past month to $5.73.
