Iron Mountain About To Put More Money In Your Pocket (IRM)

Iron Mountain Incorporated IRM shares have surged 29.3% in the past three months compared with the industry’s growth of 5.2%.
Iron Mountain boasts a stable and resilient core storage and records management business, complemented by growing data center operations. Its accretive buyouts and expansion efforts toward fast-growing businesses, such as the data center, bode well for growth. Its strong balance sheet enhances financial flexibility.

Iron Mountain enjoys a steady stream of recurring revenues from its core storage and records management businesses. The company derives a majority of its revenues from fixed periodic (usually earned on a monthly basis) storage rental fees charged to customers based on the volume of their records stored. Iron Mountain’s organic storage rental revenues increased 10.9% year over year in the fourth quarter of 2025.
Iron Mountain is supplementing its storage segment’s performance with expansion in its faster-growing businesses, most notably the data center segment. It leased more than 100 MW of data center capacity for the third consecutive year in 2025. In the fourth quarter of 2025, the company attained data center revenue growth of 39.1% year over year. In the fourth quarter of 2025, Iron Mountain had a total data center operating portfolio of 488 MW, which was 97% leased.
Iron Mountain has an aggressive expansion strategy, which includes acquisitions and developments, to supplement organic growth in storage revenues. In September 2025, IRM acquired ACT Logistics, which strengthens its ALM market leadership position in Australia. The company is focusing on capital recycling by monetizing non-core assets, and entering into joint ventures and sale-leaseback transactions, using sale proceeds to fund the development pipeline. Such moves highlight the company’s prudent capital management practices and relieve pressure on its balance sheet.
Iron Mountain maintains a strong balance sheet position. Its debt had a weighted-average maturity of 4.6 years as of Dec. 31, 2025. With this, it has ample financial flexibility to meet its near-term debt obligations and other capital commitments while pursuing growth opportunities. Iron Mountain ended the fourth quarter of 2025 with a net lease-adjusted leverage of 4.9X.
Solid dividend payouts are arguably the biggest enticements for REIT shareholders, and Iron Mountain remains committed to that. In November 2025, concurrent with its third-quarter 2025 earnings release, it announced a 10% hike in its cash dividend to 86.4 cents per share from 78.5 cents paid out earlier. Given its healthy operating platform and solid financial position, the increased dividend is likely to be sustainable in the forthcoming period.

Iron Mountain Stock Up 29.3% in Three Months: Will the Momentum Last?

Digital Realty DLR has been rapidly making strides in boosting its data center infrastructure to capitalize on the ever-expanding artificial intelligence (AI) frenzy. With the rise of cloud computing, the Internet of Things and Big Data, and an increasing number of companies outsourcing IT infrastructure, data center REITs are witnessing strong market momentum.
Digital Realty’s Strategy in Action
Against this backdrop, in early March 2026, Digital Realty entered Portugal with the acquisition of a data center in Lisbon expected to support up to 2.4 MW of IT load and likely to be ready for service in early 2027. By establishing a presence in Lisbon, the company gains access to an important connectivity gateway linking Europe with the Americas and Africa.
Further strengthening its European footprint, Digital Realty expanded into Bulgaria through the acquisition of Telepoint, a highly connected interconnection hub in Sofia. The deal adds two data centers to its portfolio and strengthens its presence in Southeast Europe.
Earlier in January 2026, Digital Realty announced plans to enter Malaysia through an agreed-upon arrangement to acquire CSF Advisers. The entity owns TelcoHub 1 data center in Cyberjaya, one of the most established data center hubs in the Greater Kuala Lumpur area.
Apart from these international expansion efforts, Digital Realty has been investing in additional capacity and partnerships to support future growth. During the fourth quarter of 2025, Digital Realty acquired two land parcels totaling around 20 acres in the Portland metro area for $23.6 million. These are expected to support 85 megawatts of IT capacity.
DLR Mivne entered into a JV with MedOne Ltd., the leading data center operator in Israel. The JV acquired around 2.5 acres of land to develop an 18-megawatt campus for $29 million. DLR made contributions to the tune of an additional 40% interest in five operating data centers to its Digital Realty DC Partners NA Fund, with its stake at 80% at year-end.
These strategic investments and market entries underscore Digital Realty’s focus on scaling its platform and strengthening its presence in key global connectivity hubs. Such initiatives are likely to position the company well to capture the rising demand for digital infrastructure in the coming years.
How Are Other Data Center REITs Capitalizing on Growth Opportunities?
Equinix EQIX continues focusing on acquisitions and developments to expand data center capacity in key markets and strengthen its competitive positioning and global reach. In June 2025, Equinix completed its acquisition of three data centers in Manila, Philippines, for $183 million from Total Information Management. As of Dec. 31, 2025, it had 52 major projects underway across 35 markets in 24 countries, including 9 xScale builds.
Iron Mountain IRM is supplementing its storage segment’s performance with expansion in its faster-growing businesses, most notably the data center segment. In February 2025, in a strategic partnership with Ooredoo Group, Iron Mountain announced that it would take a minority equity stake in Ooredoo’s carrier-neutral data center company, MENA Digital Hub.

DLR Boosts Data Center Infrastructure: Is It a Growth Catalyst?

After reaching an important support level, Iron Mountain Incorporated (IRM) could be a good stock pick from a technical perspective. IRM recently experienced a "golden cross" event, which saw its 50-day simple moving average breaking out above its 200-day simple moving average.

Noteworthy ETF Outflows: SPYD, EIX, AMCR, IRM

Investors in Iron Mountain Inc (Symbol: IRM) saw new options become available today, for the March 2027 expiration. One of the key data points that goes into the price an option buyer is willing to pay, is the time value, so with 387 days until expiration the newly available contracts represent a potential opportunity for sellers of puts or calls to achieve a higher premium than would be available for the contracts with a closer expiration. What are the Zacks Style Scores?
The Zacks Style Scores is a unique set of guidelines that rates stocks based on three popular investing types, and were developed as complementary indicators for the Zacks Rank. This combination helps investors choose securities with the highest chances of beating the market over the next 30 days.
Each stock is assigned a rating of A, B, C, D, or F based on their value, growth, and momentum characteristics. Just like in school, an A is better than a B, a B is better than a C, and so on -- that means the better the score, the better chance the stock will outperform.
The Style Scores are broken down into four categories:
Value Score
Value investors love finding good stocks at good prices, especially before the broader market catches on to a stock's true value. Utilizing ratios like P/E, PEG, Price/Sales, Price/Cash Flow, and many other multiples, the Value Style Score identifies the most attractive and most discounted stocks.
Growth Score
While good value is important, growth investors are more focused on a company's financial strength and health, and its future outlook. The Growth Style Score takes projected and historic earnings, sales, and cash flow into account to uncover stocks that will see long-term, sustainable growth.
Momentum Score
Momentum traders and investors live by the saying "the trend is your friend." This investing style is all about taking advantage of upward or downward trends in a stock's price or earnings outlook. Employing factors like one-week price change and the monthly percentage change in earnings estimates, the Momentum Style Score can indicate favorable times to build a position in high-momentum stocks.
VGM Score
If you want a combination of all three Style Scores, then the VGM Score will be your friend. It rates each stock on their combined weighted styles, helping you find the companies with the most attractive value, best growth forecast, and most promising momentum. It's also one of the best indicators to use with the Zacks Rank.
How Style Scores Work with the Zacks Rank
A proprietary stock-rating model, the Zacks Rank utilizes the power of earnings estimate revisions, or changes to a company's earnings outlook, to help investors create a successful portfolio.
#1 (Strong Buy) stocks have produced an unmatched +23.86% average annual return since 1988, which is more than double the S&P 500's performance over the same time frame. However, the Zacks Rank examines a ton of stocks, and there can be more than 200 companies with a Strong Buy rank, and another 600 with a #2 (Buy) rank, on any given day.
This totals more than 800 top-rated stocks, and it can be overwhelming to try and pick the best stocks for you and your portfolio.
That's where the Style Scores come in.
To have the best chance of big returns, you'll want to always consider stocks with a Zacks Rank #1 or #2 that also have Style Scores of A or B, which will give you the highest probability of success. The direction of a stock's earnings estimate revisions should always be a key factor when choosing which stocks to buy, since the Scores were created to work together with the Zacks Rank.

Why Iron Mountain (IRM) is a Top Growth Stock for the Long-Term

Host Hotels & Resorts, Inc. HST reported fourth-quarter adjusted funds from operations (AFFO) per share of 51 cents, which surpassed the Zacks Consensus Estimate of 47 cents. The figure increased 13.3% from the prior-year quarter.
Host Hotels generated total revenues of $1.60 billion, outpacing the Zacks Consensus Estimate of $1.54 billion. The top line rose 12.3% on a year-over-year basis.
Results reflect higher revenues, driven by year-over-year comparable hotel RevPAR growth. This lodging real estate investment trust issued its outlook for 2026 AFFO per share.
Per James F. Risoleo, president and CEO of the company, “We delivered comparable hotel Total RevPAR growth of 5.4% over the fourth quarter of 2024, and full year growth of 4.2%, reflecting increased transient demand and improvements in food and beverage revenues and ancillary spending. In 2026, we are optimistic about the state of travel for luxury and upper-upscale hotels, as affluent consumers continue to prioritize spending on experiences.”
In 2025, HST reported AFFO per share of $2.07, up from the prior year’s $2.00. The reported figure outpaced the Zacks Consensus Estimate of $2.03. Total revenues of $6.11 billion increased 7.6% year over year and beat the consensus mark of $6.05 billion.
HST’s Fourth Quarter in Detail
Host Hotels’ comparable hotel RevPAR was $227.14 in the reported quarter, increasing 4.6% from the year-ago quarter. The rise was mainly driven by an increase in room rates and strong transient leisure demand.
Comparable hotel EBITDA came in at $411 million, increasing 4.1% from the year-ago quarter. The comparable hotel EBITDA margin decreased 30 basis points (bps) to 28%, as operational improvements were offset by certain one-time benefits recognized in 2024.
The average room rate of $339.44 in the fourth quarter increased from $323.78 reported in the year-ago quarter.
The comparable average occupancy percentage in the quarter was 66.9%, down 20 bps from the prior-year quarter.
Room nights for its contract and transient business increased 8.7% and 0.2%, respectively, year over year. The group business witnessed a decline of 2.5% from the prior-year period. Host Hotels’ transient, group and contract businesses accounted for roughly 61%, 34% and 5% of its 2025 room sales, respectively.
Portfolio Activity
In February 2026, Host Hotels sold the 444-room Four Seasons Resort Orlando at Walt Disney World Resort and the 125-room Four Seasons Resort and Residences Jackson Hole for a sale price of $1.1 billion.
In January 2026, the company sold The St. Regis Houston for $51 million.
HST’s Balance Sheet Position
Host Hotels exited the fourth quarter with cash and cash equivalents of $768 million, up from $539 million as of Sept. 30, 2025.
HST’s liquidity totaled $2.4 billion, including FF&E escrow reserves of $167 million and $1.5 billion available under the revolver portion of the credit facility, as of Dec. 31, 2025.
HST’s Capital Expenditure
For 2025, Host Hotels’ capital expenditure aggregated $644 million. Of this, $282 million was the total return on investment project spend, $287 million was the renewal and replacement expenditure, and $75 million was the renewal and replacement property damage reconstruction.
2026 Outlook by HST
HST projects full-year AFFO per share to be in the range of $2.03-$2.11. The Zacks Consensus Estimate is pinned at $2.05.
It expects comparable hotel RevPAR in the range of $382-$388 million, while adjusted EBITDAre is estimated between $1.74 billion and $1.80 billion.
For 2026, management anticipates total capital expenditure in the range of $525-$625 million.

Host Hotels' Q4 AFFO & Revenues Top Estimates, Hotel RevPAR Rises

Iron Mountain Incorporated IRM reported fourth-quarter adjusted funds from operations (AFFO) per share of $1.44, beating the Zacks Consensus Estimate of $1.39. This figure jumped 16.1% year over year.
Reflecting investors’ positive sentiments, shares of the company gained around 9% during the initial hours of today’s trading session. Iron Mountain’s results reflect solid performances across all segments, including the storage, service, global RIM and data center business. However, higher interest expenses in the quarter undermined the performance to an extent.
Total quarterly revenues of $1.84 billion outpaced the Zacks Consensus Estimate of $1.80 billion. The figure improved 16.6% year over year.
For the full year 2025, IRM reported AFFO per share of $5.17, up 13.9% year over year. The figure also beat the Zacks Consensus Estimate of $5.11. Revenues of $6.90 billion climbed 12.2% year over year and beat the consensus mark of $6.86 billion.
IRM’s Q4 in Detail
Storage rental revenues were $1.06 billion in the fourth quarter, up 12.6% year over year.
Service revenues increased 22.4% from the prior-year quarter to $782 million.
The Global RIM business’s revenues grew 9.1% year over year to $1.37 billion.
The Global Data Center business reported revenues of $236.7 million in the fourth quarter, rising 39.1% year over year.
Adjusted EBITDA rose 16.6% year over year to $705.3 million. The adjusted EBITDA margin remained unchanged at 38.3%.
However, interest expenses increased 13% year over year to $219.8 million in the quarter.
IRM’s Balance Sheet Position
IRM exited the fourth quarter with $158.5 million of cash and cash equivalents, down from $195.2 million as of Sept. 30, 2025.
As of Dec. 31, 2025, the company has net debt of $16.39 billion, up from $16.11 billion as of Sept. 30, 2025, with a weighted average years to maturity of 4.6 years and a weighted average interest rate of 5.6%.
IRM’s Dividend
Concurrently with the fourth-quarter earnings release, IRM announced a cash dividend of 86.4 cents per share for the first quarter of 2026. The dividend will be paid out on April 3, 2026, to its shareholders on record as of March 16, 2026.
First Quarter & 2026 Guidance by IRM
For the first quarter of 2026, Iron Mountain expects AFFO per share of $1.39. Revenues are estimated to be $1.855 billion.
It expects 2026 AFFO per share between $5.69 and $5.79. The Zacks Consensus Estimate for the same is pegged at $5.69, which lies within the company’s guided range.
