Omega Healthcare Investors (OHI) Passes Through 7% Yield Mark

The First Trust Multi-Asset Diversified Income Index Fund ETF (MDIV) is seeing unusually high volume in afternoon trading Friday, with over 334,000 shares traded versus three month average volume of about 80,000. Shares of MDIV were down about 0.3% on the day.
Components of that ETF with the highest volume on Friday were AT&T (T), trading down about 2.4% with over 7.9 million shares changing hands so far this session, and Pfizer (PFE), down about 1.2% on volume of over 6.4 million shares. Omega Healthcare Investors (OHI) is the component faring the best Friday, higher by about 2.1% on the day, while Bristol-myers Squibb (BMY) is lagging other components of the First Trust Multi-Asset Diversified Income Index Fund ETF, trading lower by about 3.2%.

Friday's ETF with Unusual Volume: MDIV

Terreno Realty Corporation TRNO recently provided an update on its operating, investment and capital market activity for the second quarter of 2025. Per the second-quarter 2025 update, TRNO locked in higher rents on new and renewed leases, and occupancy improved year over year. Nevertheless, accretive acquisitions and developments are likely to support its growth in the upcoming period.
Let’s gather insight on the line items on which the company has provided an update.
TRNO’s Operating Activity
In the second quarter of 2025, this industrial REIT witnessed a 22.6% increase in cash rents on new and renewed leases. The leases that commenced in the second quarter totaled around 0.8 million square feet and 9.2 acres of improved land. The tenant retention ratio was 71.1% for the operating portfolio and 100% for the improved land portfolio.
As of June 30, 2025, the occupancy for the operating portfolio was 97.7%, which marks an expansion of 110 basis points (bps) sequentially and 170 bps year over year. For the same-store portfolio of around 14.1 million square feet, TRNO had 98.5% quarter-end occupancy, up 110 bps sequentially and 240 bps year over year.
As of June 30, 2025, the occupancy for the improved land portfolio was 95.1% compared to 95.1% recorded at March 31, 2025, and 98.1% at June 30, 2024.
As of June 30, 2025, Terreno Realty’s portfolio included 297 buildings spanning around 18.9 million square feet and 47 improved land parcels encompassing 150.6 acres leased to 662 tenants.
TRNO’s Investment Activity
TRNO has been actively restructuring its portfolio by disposing of non-core assets and acquiring value-accretive investments. Such efforts will aid long-term revenue growth.
In the second quarter of 2025, Terreno Realty sold two properties, including six buildings spanning around 584,000 square feet, at an aggregate sale value of $114.5 million. In the same period, the company acquired six industrial properties, including six buildings spanning around 305,000 square feet, for an aggregate purchase value of $123.5 million.
As of June 30, 2025, TRNO had acquisitions worth around $10.3 million under contract and nearly $435 million under letters of intent. Moreover, the company has around $9.5 million of dispositions under contract and nearly $231.3 million of dispositions under access agreements, where due diligence has commenced.
TRNO’s Development and Redevelopment Activity
As of June 30, 2025, Terreno Realty had six properties under development or redevelopment. Post completion, these will comprise nine buildings spanning around 0.9 million square feet, which are 47% leased. The company also has around 22.4 acres of land dedicated to future developments at an estimated investment value of around $436.4 million.
TRNO’s Capital Market Activity
In the second quarter of 2025, Terreno Realty did not issue any shares of common stock under the company’s at-the-market equity offering program. In the same period, the company also did not repurchase any shares under its share repurchase authorization.
On the balance sheet front, as of June 30, 2025, the company had no borrowings outstanding under its $600 million revolving credit facility. It has no debt maturities in 2025, while $50 million of debt is maturing in 2026.

Four Corners Acquires LongHorn Steakhouse Property for $2.5M

Medical Properties Trust (NYSE: MPW) has a lofty 7.2% yield. That compares to the S&P 500 index's skinny little 1.2% yield, and the average real estate investment trust's (REIT's) yield of around 4.1%. On the surface, it appears to be an obvious choice. But don't jump at the chance to buy Medical Properties Trust just yet.
You can get similarly large yields from healthcare REIT peers Omega Healthcare (NYSE: OHI) and LTC Properties (NYSE: LTC), and both offer a more compelling dividend story than Medical Properties. Here's what you need to know.

Medical Properties Trust let investors down
Take a look at the chart below for Medical Properties Trust. The orange line is the quarterly dividend, and the purple line is the stock price. Notice the massive drop in both that has occurred since 2022. That was when some of the REIT's large tenants started to experience financial troubles. It was the start of a tense and complicated period when a small number of Medical Properties Trust's tenants failed, and it had no choice but to cut its dividend.

For long-term dividend investors, the lofty 7.2% yield on offer from Medical Properties Trust comes with some lofty risks. It's possible that the bad news is all out, and the REIT can start to turn its business around. However, that's far from a certainty. Unless you're willing to bet that the future will look much brighter from here, most dividend investors will probably want to tread with caution. In fact, even if a turnaround is underway, it's likely to be a years-long process.
Omega Healthcare and LTC Properties muddle through without a cut
There's a contrast to be made here with healthcare REITs Omega Healthcare and LTC Properties. Both of these REITs focus on senior housing, including nursing homes and assisted living facilities. During the coronavirus pandemic's height, both of these property types were hard hit. The reason was pretty simple: COVID-19 is particularly deadly for unvaccinated older adults and spreads easily in group settings. Occupancy fell for both REITs, and there was a drought of new customers.

Both Omega and LTC also had to deal with tenant problems, as some of their lessees had trouble paying rent. That would seem like a perfect storm that would lead to a dividend cut. Yet neither Omega nor LTC cut their dividends. To be fair, neither of these REITs has increased their dividends in years. But a static dividend is much better than a dividend cut. Right now, Omega's yield is 7.4%, while more diversified LTC Properties has a 6.5% yield.
The future is starting to look brighter for each of these healthcare REITs. Omega's adjusted funds from operations (FFO) rose year over year in the first quarter of 2025, and it increased its full-year guidance. LTC Properties, meanwhile, expects 2025's adjusted FFO per share to be flat to slightly higher. However, it's diversifying its business approach to include senior housing operating properties (SHOP). (SHOP assets are owned and operated by the REIT, though it actually hires a third party to handle day-to-day management of the asset.) As it grows, this business should increasingly benefit from the growth in demand for senior housing as the U.S. population ages.
Choose your dividend risks wisely
The key takeaway here, however, is that, when faced with adversity, Omega and LTC Properties held firm in their commitment to shareholders. They adjusted as needed to keep paying. Medical Properties Trust, on the other hand, couldn't manage that feat. The past doesn't predict the future, of course, but the past is all we have to go on as investors. And since all three of these healthcare REITs have faced material adversity just recently, their strengths and weaknesses have been laid bare.
While the worst might be over for Medical Properties Trust, most dividend investors should probably err on the side of caution with either Omega, which has a higher yield, or LTC Properties, which has a lower yield but a far more diversified business model.

1. Brookfield Infrastructure
Brookfield Infrastructure is a leading infrastructure investor that owns utilities, pipelines, data centers, and heaps of transportation assets spread around the globe. It's a dividend investor's dream come true because the assets in its portfolio generate predictable cash flows thanks to long-term contracts and government-regulated pricing.
Infrastructure isn't a high-growth business, but Brookfield Infrastructure has been able to raise its payout by 32.7% since 2020. At recent prices, the stock offers a juicy 4.5% yield, and I won't be surprised if its dividend growth rate accelerates in the decades ahead.
With heaps of depreciating assets, funds from operations (FFO) is the preferred metric for measuring Brookfield Infrastructure's ability to raise its dividend-paying commitment. Management recently reported first-quarter FFO that rose 12% year over year due to a combination of rate increases and acquisitions it made last year.
The company made growth capital expenditures that totaled $730 million in the first quarter. Despite the huge outlay, it still has $4.9 billion in liquidity. This is more than enough to continue running its time-tested strategy, which makes steady gains over the next couple of decades seem likely.
2. Omega Healthcare Investors
Omega Healthcare Investors is a real estate investment trust (REIT) that focuses mostly on skilled nursing and transitional healthcare facilities. With the other 30% of its portfolio made up of senior housing facilities, this stock is a relatively safe way to bet on an extremely reliable trend. From 2020 through 2023, the population aged 65 and older increased in all but one of America's 387 metro areas, according to the U.S. Census Bureau.
Omega's portfolio contains 978 operating facilities. About three-quarters are spread across 42 states, and the rest are in the U.K. Instead of operating its own assets, the REIT takes a hands-off approach and gets facility operators to sign net leases that transfer all the variable costs of building ownership to its tenants.
With rent raises written into long-term leases, Omega's cash flows are generally predictable. A focus on older adults, though, made the COVID-19 pandemic extra challenging. Despite the turmoil, the REIT has held its dividend payout steady since 2019.
At recent prices, Omega Healthcare Investors offers a 7.2% yield that could rise significantly over the next few years. In 2025, management expects adjusted FFO to land in a range between $2.95 and $3.01 per share. That's more than it needs to meet a dividend obligation currently set at $2.68 per share annually.
3. Realty Income
If a long track record of steady dividend raises excites you, Realty Income belongs in your portfolio. This net lease REIT has been raising its monthly dividend payout since starting out with a single Taco Bell restaurant over 50 years ago. At recent prices, it offers a big 5.7% yield.
Realty Income was founded to build a reliable real estate portfolio and maintain access to low-cost capital. It achieved reliability with industry-leading diversification in the most resilient corners of the economy. Convenience stores, service-oriented retail, and nondiscretionary retail make up the vast majority of its 15,621-building portfolio.
7-Eleven, followed by Dollar General and Walgreens, are Realty Income's three largest tenants, but they're only responsible for about 10% of annualized rent. With a diverse roster of well-heeled tenants, this is one of a handful of REITs with an A3 credit rating from Moody's.
This April, Realty Income leveraged its outstanding credit rating to borrow $600 million at just 5.3% over the next 10 years. With plenty of low-cost capital and a market for commercial property that's still largely untapped by net lease REITs, this is a great stock to buy now and hold for the next couple of decades.
