Medical Properties Trust, Inc. is a self-advised real estate investment trust formed in 2003 to acquire and develop net-leased hospital facilities. From its inception in Birmingham, Alabama, the Company has grown to become one of the world's largest owners of hospital real estate with 441 facilities and approximately 44,000 licensed beds as of September 30, 2023. Since the end of the third quarter, the Company has sold four facilities and now owns approximately 43,000 licensed beds in nine countries across three continents. Robust Market Demand: The advancement in mobile technology, such as 4G and 5G networks, and the proliferation of bandwidth-intensive applications have propelled growth in mobile data usage globally. With increasing smartphone adoption, greater broadband demand and plans for 5G service worldwide, wireless service providers and carriers have been deploying additional equipment for existing networks to enhance network coverage and capacity. This has been spurring the demand for SBA Communications’ wireless communications infrastructure.
Resilient Business Model: SBA Communications has a resilient and stable site-leasing business model. The company generates most of its revenues from long-term tower leases that have built-in rent escalators. With high operating margins, its tower-leasing business remains attractive. Wireless service providers continue to lease additional antenna space on the company’s towers amid the increase in network use, data transfer, network expansion and network coverage requirements.
During 2025, management expects core leasing revenues in both its domestic and international segments to increase over 2024 levels on a currency-neutral basis. This is due in part to wireless carriers deploying unused spectrum, and revenues from towers acquired and built during 2024 and expected to be acquired and built during 2025.
Expansion Efforts: As the company continues to expand its tower portfolio and seek new growth opportunities, it focuses on business expansion into domestic and select international markets with high growth characteristics. In the first quarter of 2025, SBAC acquired 344 communication sites, including Milicom’s 321 sites and built 67 towers. Additionally, SBA Communications spent $8 million to purchase land and easements and extend lease terms during the first quarter of 2025.
As of April 28, 2025, along with around Millicom’s 6,700 sites under contract for $925 million in cash, SBA Communications is under contract to buy 18 communication sites for a total consideration of $10 million in cash, which is expected to close by the end of the third quarter. Such portfolio expansion efforts will position SBA Communications to leverage secular trends in mobile data usage and wireless spending growth across the globe.
Solid Dividend Payment: Solid dividend payouts are arguably the biggest enticements for REIT shareholders, and SBA Communications remains committed to that. In February 2025, the REIT announced a quarterly cash dividend of $1.11 per share on its Class A common stock, indicating an increase of nearly 13% from the prior quarter. The company has increased its dividend five times in the last five years, and its five-year annualized dividend growth rate is 19.97%. Given SBAC’s solid operating platform and decent financial position, the dividend distribution is expected to be sustainable over the long run.

Dividend investors loathe payout cuts, but sometimes they are necessary for a corporation facing significant headwinds to get back on track. Take Medical Properties Trust (NYSE: MPW), a healthcare-focused real estate investment trust (REIT). The company has struggled over the past two years due to tenant-related issues. It had to cut its dividends twice as a result. However, MPT has made significant strides in the right direction, and the company may soon resume raising its dividends. Here's the rundown.
MPT has started righting the ship
The REIT business seems somewhat stable. These companies operate real estate properties that they rent out to businesses, collecting regular and consistent rental income. Easy enough. REITs in the healthcare sector can appear even more reliable, as medical care remains in high demand regardless of economic conditions. However, even health-focused businesses can encounter issues and go bankrupt. That's what happened to two of MPT's former tenants, including one that was, at some point, its largest. The company's financial results took a significant hit. It hasn't recovered yet. MPT's revenue is still moving in the wrong direction.

But the comeback has already begun. MPT found multiple new tenants to occupy most of the facilities formerly rented out by its then-largest client that went bankrupt. Among other things, that means the company's portfolio is now more diversified. One or two tenants going out of business is unlikely to affect MPT as much as it did last time. The new contracts it signed with its new renters have an average lease of 18 years. Regular rental income for almost two decades provides MPT with some security, provided, of course, these new tenants don't go out of business, too. While that could certainly happen, these moves make the company far more stable than it was when its troubles first started.
Why the dividend could go up
MPT's quarterly dividend per share went from $0.29 to $0.15 to $0.08 in less than two years. Not only was it dealing with rapidly declining revenue, but it also had pressing financial obligations that needed to be addressed.
MPT has worked to solve both problems. The company's new tenants aren't paying the full rental amount due -- at least not yet. They began doing so only in the first quarter, and they are currently paying only a fraction of it.
They will gradually increase rent payments to 100% of the due amount by the fourth quarter of 2026. By the time MPT starts collecting the full amount, its revenue should move in the right direction since it expects about $160 million in rental revenue from these facilities.
In the first quarter, the company's revenue declined by 17.5% year over year to $223.8 million; $160 million represents more than half of its first-quarter revenue. Even assuming the $223.8 million included 50% of the full rental income it will receive from these new tenants by the fourth quarter of 2026 (it doesn't, the payments will reach 50% by the end of this year), it would still mean that MPT would be adding $80 million in revenue by the end of next year.
Adding that to its first-quarter revenue would have led to year-over-year top-line growth of 12% compared to the first quarter of 2024. Decent revenue growth awaits MPT, and that will allow it to improve its bottom-line numbers as well. Further, the company has improved its balance sheet. MPT sold some facilities to raise money and pay down debt, amounting to $2.2 billion between early 2023 and the end of 2024.
It's harder for a company to raise dividends when it has to worry about upcoming obligations. However, the recent moves MPT made, which also included refinancing existing debt, have granted it far more financial flexibility. The stage is set for MPT to start growing its dividend again. Don't expect a massive hike, but with a stable payout program that could start growing again next year and a 7.3% forward yield, the company is far more attractive as an income stock than it was just two years ago. Yet, the stock is still down by 51% over this period.
In my view, it's still time to buy the stock. MPT's shares should move in the right direction as its comeback continues.

Prediction: This 7% Yielding Stock Could Increase Its Dividend in 2026

Plymouth Industrial REIT PLYM recently announced the acquisition of a portfolio of industrial properties across Columbus, Cincinnati and Cleveland, OH for $193 million. It comprises 21 buildings and aggregates 1.95 million square feet of space.
This acquisition not only strengthens Plymouth’s regional footprint but also aligns with its strategy of acquiring well-positioned, income-generating industrial assets that offer embedded growth potential.
The portfolio includes highly functional industrial assets situated in a strong infill location. These assets boast attractive features such as high clear heights, sufficient truck loading facilities, updated lighting and modern office finishes.
Currently, the portfolio is 97% leased to 75 tenants with a weighted average remaining lease term of 2.47 years. The in-place rents are roughly 22% lower than the current market rates, which the company believes to provide significant upside potential at the time of lease rollover. The purchase price shows a discount of more than 25% compared to the current replacement cost.
As a result of this acquisition, Plymouth now possesses over 12 million square feet of industrial space within Ohio. The portfolio will be managed by the company’s Columbus office, which employs a team of nine experienced property management professionals.

Per Anthony Saladino, president and CFO of Plymouth, “This transaction reflects our continued success in deploying strategic capital into high-quality, functional industrial real estate at compelling economics. By adding scale in our core markets and leveraging our vertically integrated platform, we believe we are well-positioned to drive long-term value creation and deliver strong leasing outcomes across the portfolio.”
Final Thoughts on PLYM Stock
Plymouth, with its opportunistic acquisitions and healthy leasing activity, is well-positioned to benefit over the long term. However, macroeconomic uncertainties and tariff issues remain a major concern in the near term.

Plymouth Acquires Portfolio of Industrial Properties in Ohio

The Bethesda, MD-based lodging real estate investment trust (REIT) owns a portfolio of luxury and upper-upscale hotels in the top U.S. markets and the Sunbelt region. The recovery in demand for the company’s well-located properties in markets with strong demand drivers has benefited the company lately.

Let us decipher the possible factors behind the surge in the stock price.
This Zacks Rank #3 (Hold) company has a strong Sunbelt exposure and presence in the top 21 U.S. markets. Its properties are advantageously located in central business districts of major cities, thus driving demand. The improvement in group travel demand and business transient demand has aided occupancy and revenue per available room growth over the past few quarters. In 2025, the company expects comparable hotel RevPAR growth between 0.5% and 2.5%.
Host Hotels undertakes strategic capital allocations to improve its portfolio quality and strengthen its position in the United States, where it has a greater scale and competitive advantage. In the first quarter of 2025, the company incurred $146 million in capital expenditure. For 2025, management expects total capital expenditures to be within $580-$670 million.

Such efforts highlight its prudent capital-management practices, preserve balance sheet strength and pave the way to capitalize on long-term growth opportunities.
Host Hotels has a healthy balance sheet and has been undertaking steps to fortify its balance sheet. As of March 31, 2025, the company had $2.2 billion in total available liquidity. Moreover, it is the only company with an investment-grade rating among the lodging REITs, having ratings of Baa3/Positive from Moody’s, BBB-/Stable from S&P Global and BBB/Stable from Fitch. This renders access to the debt market at favorable costs. Therefore, Host Hotels has ample financial flexibility for deploying capital for long-term growth opportunities while carrying out redevelopment initiatives.
Solid dividend payouts are a massive enticement for REIT investors, and Host Hotels has remained committed to that. On the macroeconomic front, recent heightened uncertainty surrounding trade policy and government spending is expected to weigh on the company’s growth through the remainder of 2025. Historically, economic uncertainty has hindered business investment, which is strongly correlated to business transient and group demand.
Moreover, challenges in the supply chain have led to project delays across the United States, and a restrictive lending environment has made it difficult to obtain construction financing for future projects.

Host Hotels Stock Rises 10.3% Quarter to Date: Will the Trend Last?

Investors looking for attractive dividends can always find something of interest in turnaround stories. There are, however, high-risk turnarounds and low-risk turnarounds. Medical Properties Trust (NYSE: MPW) is a high-risk story, while Prologis (NYSE: PLD) and Rexford Industrial (NYSE: REXR) are both of the low-risk variety. That's why Medical Properties Trust is probably best avoided and both Prologis and Rexford deserve a deep dive.
What happened to Medical Properties Trust's dividend?
Medical Properties Trust is a real estate investment trust (REIT) that owns hospitals. Its dividend has gone from $0.29 per share per quarter in the middle of 2023 to $0.15 by the end of that year. It fell again to just $0.08 per share per quarter in the second half of 2024. It is still at that level, which is a huge 72% cut from the $0.29 per share it was at just a few years ago.

The big problem was that some of Medical Properties Trust's largest tenants experienced financial hardship. And that, in turn, led to the tenants being unable to pay their rent. The obvious domino effect is that reduced rent collections made it untenable for Medical Properties Trust to keep paying its dividend. It had no choice but to cut it.
The turnaround story here is that it looks like the bad news could finally be over. And that means that Medical Properties Trust can start working to rebuild its business and get back to dividend growth. But hospitals are large and unique assets, so getting back on track is probably going to be a slow process. It seems unlikely that three years will be enough time for management to complete what is going to be a fairly big task.
Prologis and Rexford are better positioned to recover
So Medical Properties Trust's lofty 7.2% dividend yield probably isn't going to be worth it for most dividend investors, who tend to be a fairly conservative group. Far better options would be Prologis and Rexford, which have yields of 3.8% and 4.7%, respectively. Those are much lower yields, but they both happen to be toward the high end of the range for each REIT during the past decade.
The big headwind right now is really more emotional than it is business-related for Prologis and Rexford. Each of these industrial REITs is focused on owning warehouses in key shipping regions. With the geopolitical tensions and tariff upheaval going on today, investors have dumped the stocks, fearing the worst. While not an unreasonable reaction, it is likely to be shortsighted. Given how interconnected the world is today, it seems likely that companies will find a way to adjust to any tariff changes that happen. And, thus, demand for well-located warehouse space will remain strong over the long term.
Prologis is the less risky choice, given that it has a globally diversified portfolio. It basically owns properties in all of the world's key transportation hubs. Rexford is a bit riskier because it is focused entirely on the Southern California market. But that market is supply-constrained and, thus, Rexford tends to have strong pricing power when it comes to the rents it charges. Southern California is also the main gateway for Asian goods coming into the U.S. market.
Notably, in the first quarter of 2025, Prologis was able to increase its rents by just over 30% on a cash basis while Rexford's rents jumped by nearly 15%. Clearly, these are still very strong businesses even though investors are avoiding the shares. And that suggests that, once the tariff kerfuffle is over, there is a good chance of investors placing a higher valuation on the stocks. Even if the tariff issue lingers, they both continue to work from a position of strength, unlike Medical Properties Trust, which is working back from deep fundamental business problems.
Choose your risks wisely
There's no question that a big yield is very attractive, but as Medical Properties Trust shows, sometimes the risks aren't worth, well, the risk. But other times, Wall Street offers up compelling opportunities with well-run companies because of emotionally driven decisions. That seems likely to be the case with Prologis and Rexford, still well-performing businesses despite their relatively attractive yields, historically speaking. Over the next three years, it seems far more likely that investors will be better served with lower-yielding Prologis and Rexford than with a high-risk dividend cutter like Medical Properties Trust.

That compares to the S&P 500 index's skinny little 1.2% yield, and the average real estate investment trust's (REIT's) yield of around 4.1%. On the surface, it appears to be an obvious choice. But don't jump at the chance to buy Medical Properties Trust just yet.

Medical Properties Trust let investors down
Take a look at the chart below for Medical Properties Trust. The orange line is the quarterly dividend, and the purple line is the stock price. Notice the massive drop in both that has occurred since 2022. That was when some of the REIT's large tenants started to experience financial troubles. It was the start of a tense and complicated period when a small number of Medical Properties Trust's tenants failed, and it had no choice but to cut its dividend.

For long-term dividend investors, the lofty 7.2% yield on offer from Medical Properties Trust comes with some lofty risks. It's possible that the bad news is all out, and the REIT can start to turn its business around. However, that's far from a certainty. Unless you're willing to bet that the future will look much brighter from here, most dividend investors will probably want to tread with caution. In fact, even if a turnaround is underway, it's likely to be a years-long process.
Omega Healthcare and LTC Properties muddle through without a cut
There's a contrast to be made here with healthcare REITs Omega Healthcare and LTC Properties. Both of these REITs focus on senior housing, including nursing homes and assisted living facilities. During the coronavirus pandemic's height, both of these property types were hard hit. The reason was pretty simple: COVID-19 is particularly deadly for unvaccinated older adults and spreads easily in group settings. Occupancy fell for both REITs, and there was a drought of new customers.

Both Omega and LTC also had to deal with tenant problems, as some of their lessees had trouble paying rent. That would seem like a perfect storm that would lead to a dividend cut. Yet neither Omega nor LTC cut their dividends. To be fair, neither of these REITs has increased their dividends in years. But a static dividend is much better than a dividend cut. Right now, Omega's yield is 7.4%, while more diversified LTC Properties has a 6.5% yield.
The future is starting to look brighter for each of these healthcare REITs. Omega's adjusted funds from operations (FFO) rose year over year in the first quarter of 2025, and it increased its full-year guidance. LTC Properties, meanwhile, expects 2025's adjusted FFO per share to be flat to slightly higher. However, it's diversifying its business approach to include senior housing operating properties (SHOP). (SHOP assets are owned and operated by the REIT, though it actually hires a third party to handle day-to-day management of the asset.) As it grows, this business should increasingly benefit from the growth in demand for senior housing as the U.S. population ages.
Choose your dividend risks wisely
The key takeaway here, however, is that, when faced with adversity, Omega and LTC Properties held firm in their commitment to shareholders. They adjusted as needed to keep paying. Medical Properties Trust, on the other hand, couldn't manage that feat. The past doesn't predict the future, of course, but the past is all we have to go on as investors. And since all three of these healthcare REITs have faced material adversity just recently, their strengths and weaknesses have been laid bare.
While the worst might be over for Medical Properties Trust, most dividend investors should probably err on the side of caution with either Omega, which has a higher yield, or LTC Properties, which has a lower yield but a far more diversified business model.
